If a RERA number is shown, look it up on that state’s RERA portal. The Real Estate (Regulation and Development) Act, 2016 is enforced by each state authority — there is no single national RERA website. MahaRERA is one example; open your own state’s portal.

Match the person you meet to identity documents and to the name on title papers.
Walk the access, water, power, and any shared spaces. Photographs can omit defects.
If a service provider or business listed owner-declared hours, treat those hours as typed by the poster, not as a verified shop-front schedule.
Location Pillars scores and map profiles, if you open them later, are not legal, title, engineering or valuation assurance.
Paper you still obtain yourself
An Encumbrance Certificate (EC) comes from your state’s registration / Inspector General of Registration office for the search period you request. MyStreetBiz does not fetch ECs. A GSTIN on a related business profile, if shown, is a checksum display only — not a live GSTN “Search Taxpayer” result.
