The two numbers to compare
RLLR / spread: your floating rate = RBI repo rate + the lender's spread. Compare spreads across lenders at your credit profile and LTV — the repo part is the same for everyone.
Total cost, not headline rate: add the processing fee, insurance, and any legal/valuation charges. A slightly higher rate with no fees can beat a teaser rate with heavy charges.
How to shop
Get written sanction letters from 2–3 lenders — they state your actual rate and spread.
Check the live repo rate on the RBI site and each lender's published RLLR page.
Put each real quote into the EMI simulator to compare total interest, not just the monthly figure.
Existing borrowers: because floating rates reset with the repo, review your rate periodically and consider a balance transfer if your spread is well above what new borrowers are offered.
