State stamp duty, registration rules and police-verification practice differ. An 11-month leave-and-license is a common residential pattern in several cities; a lease of twelve months or more is often treated differently. Confirm the instrument your state actually uses before you sign.

11-month leave-and-license outline
Use these headings to discuss terms. A qualified professional in that state should review any agreement.
Parties: full names, parent or spouse names if used locally, current addresses, and identity-document types. Attach copies; do not send originals through MyStreetBiz Messages.
Premises: house or flat number, building, locality, city, state, PIN code, and a plain-language description of what is included (parking, terrace, store room).
Term: start date, end date, lock-in if any, and notice period for each side. Say whether this is leave-and-license or a lease, and whether registration is required in that state.
Rent and payment: monthly rent, due date, mode (bank transfer recommended), escalation on renewal, and who pays society maintenance, utilities and repairs.
Deposit: amount, when it is paid, what deductions are allowed, and how it is returned. The Model Tenancy Act, 2021 caps residential deposits at two months' rent where a state has adopted it — local practice may still differ.
Use and occupants: who may live there, guests, pets, food, commercial use, and sub-letting.
Condition: inventory and photographs at handover; whose job it is to fix plumbing, appliances and wear; and the joint inspection at move-out.
Ending: keys, arrears, meter readings, forwarding address, and the settlement that releases the deposit.
Tenant-screening checklist (landlord)
Landlords must screen tenants. MyStreetBiz does not verify identity, income, police records or previous tenancies.
Meet in person or on a video call you initiated. Match the person to a government identity document.
Ask for a recent address proof and, if they offer it, an employment letter or bank statement. Do not demand OTPs, UPI PINs, or remote-access apps.
Call the previous landlord yourself. A forwarded chat screenshot is not a reference.
Ask whether police verification is required in that city and who files it. Cooperate; it is not a MyStreetBiz product.
Confirm who will actually occupy the home, and that the person signing has authority if they are not the occupant.
Keep every token, deposit and rent payment on a traceable transfer with a receipt. Photograph the home at handover.
Tenant checklist (renter)
Visit before paying a token. Match the person you meet to title or authority papers.
Read lock-in, notice, deposit cap, escalation and who pays maintenance.
Get a written inventory. Photograph meters, walls, kitchen and bathrooms.
Prefer a registered instrument where the law of that state requires it.
